Whether it's business, pleasure, a romantic getaway or a private retreat, Upper Canyon Studio provides the perfect setting with it's beautiful open plan and interplay of indoor-outdoor space. Open the 12 foot sliding glass doors and the living area seamlessly flows into an elegant, minimalist courtyard. Combining sophisticated design with simplicity and comfort, Upper Canyon Studio is perfect for singles and couples. This beautiful private, studio has a working kitchen, full bath, living space, queen bed, walk-in closet, courtyard, security system, radiant floor heating, air conditioning, and off street parking. Payment Full payment and a signed lease are required. Your signed lease must be received within 24 hours of booking. Guests pay all payment fees and a 5% service fee to be deducted from the damage deposit unless guest pays host directly using Venmo or Zelle. Short and long term stays are available. Weekly rates apply to stays of 7 nights or more. Monthly rates apply to stays of 30 consecutive nights or more. Rates and amenities are subject to change without notice, please inquire prior to making a reservation. A 3 night minimum stay is required except during holidays when a 5 night minimum stay is required. Please contact the owner for more information. Personal Retreat Upper Canyon Studio is perfectly suited as a private and peaceful retreat space for creative inspiration, meditation and self-renewal. Resources for yoga, pilates, body work, hot springs, alternative practitioners and healthy food options are provided to make your visit more enjoyable. Eco-Friendly At Upper Canyon Studio we are committed to the environment and sustainability. We use and provide only non-toxic, ‘green’ cleaning product, toiletries and recycled paper products; we also recycle and offer optional composting for extended stays. Property also uses a whole house water filter. This is a non-smoking property and pets are allowed on a case by case basis. We strive to provide a non-toxic, low-allergy environment. Home rules

OCCUPANCY Upper Canyon Studio has a maximum occupancy of two adults. You are welcome to have friends visit however, just not overnight guests unless you have cleared this with the Owner, in writing. QUIET TIME The Studio is located in a residential neighborhood. Quiet time is from 10 PM to 7:30 AM. Please respect your neighbors by respecting these hours. PETS No pets are allowed in/on the property unless prior arrangements have been made with the owner, in writing. All pets must be on a leash and supervised by the Guest while outside on the property. There's a $150 fee per pet, per reservation. The fee will be deducted from the damage deposit. SMOKING Smoking is not allowed anywhere in/on the property. CLEANING There's a $60 cleaning fee for the final cleaning upon Guest's departure. Guests are still required to keep the property clean during their stay. An additional cleaning fee will be applied and deducted from the Damage Deposit, if Guest leaves the property excessively dirty, including excessive pet hair. EV CHARGING Guests are required to ask the owner for permission before charging an EV vehicle. An additional fee of $5 per reservation night must be paid in advance, prior to check in. Note: quick charging is not available. Contact owner if you plan on charging a vehicle and to make payment. WATER Santa Fe is located in the high desert and water is considered a precious resource not to be wasted. Water conservation is extremely important here whether or not we’re experiencing a drought. Please be considerate and don’t leave water running. All faucets have ‘instant hot’ water, so you don’t need to let the water run to warm up, just turn it on and use. Your cooperation is greatly appreciated. RECYCLING Recycling is encouraged. Instructions will be provided. DAMAGE DEPOSIT A $500 refundable damage deposit per 30 day period, is required to complete the reservation. Pet fees and a 1.5% service fee will be deducted from the damage deposit after Guest's departure. Contact the owner to make payment. LEASE Guest must return a signed lease in order to complete the reservation. The owner will provide your lease prior to booking your reservation.

Cancellation policy

Guest may reschedule their reservation within a 12 month period from the original start date, provided they made their cancellation in writing, by email, 60 days before the reservation start date. If a cancellation is received less than 60 days prior to the check-in date, the Guest will forfeit full amount of rent, except for Damage Deposit and Cleaning Fee, unless Owner can re-rent the property at the same rate, during the same (entire) period. In this case, Guest will be reimbursed at the rate on their lease agreement and a 15% service charge will be applied to the full amount of rent with a minimum fee of $75.
